  1. Tier-1 KHDA-rated schools within 10 minutes by car, ideally with a school bus route.
  2. Walkable green space — a real park, not just a podium garden.
  3. Supermarket + clinic within 5 minutes (Carrefour, Spinneys, Aster/Mediclinic).
  4. Reasonable commute to Sheikh Zayed Road or DIFC/Downtown for the breadwinner — under 35 minutes off-peak.
